Selling your property in Singapore
Once you decide to sell your property, do remember that this can be one of the most important and expensive financial transactions in your life. You may be in haste to sell off the property due to various reasons, the market may look tempting or you may be in a hurry to move out to your dream home, but an improper deal may mean loss of thousands to you. Have a patient approach towards selling and you will get a good price which is worth the wait. Do remember to find out the right value of your property by checking the market price of the property of your area.
First of all, appoint a good agent who would do a comparative study of the market value of similar properties sold in recent times. The agent should be instrumental in doing a thorough analysis (CMA) and determine a justified value of your property. Do remember to ask the agent the selling tactics he would use to increase the buyer attentions and make your property sell faster and gain you a good deal. Find out the rate of commission he would charge you for the deal and is that competitive compared to the other agencies. Do not let him over value the property as that can amount to lot of loss of time while selling.
Make sure that the buyers who come to view the property are genuinely interested in buying and they are not looking to negotiate and pay the least possible price. Make your agent prepare a good deal that would attract the right kind of buyer and wait patiently for the deal to materialize. Do not drop the price of your property and make desperate attempts to sell. Make sure to seal the deal with legal bond before the buyer starts wondering, if he has made the right decision and becomes indecisive.
