Reason 85 - Your Real Estate Agent Assists You In Post-Transaction Coordination
As professional men and women, realtors are not only driven by desire to complete a deal and earn commissions but also to gain another achievement in patching loopholes from one point of the transaction to another. Thus, the coordination function is a critical part of the job.
The tasks he needed to perform are manifold, from finding prospective buyer for a property and to completing documents to getting appraisal service, investigating the legality of the property, and other complicated actions. These are meant to provide convenience to both buyer and seller.
A realtor will also act as mediator to settle any conflicts, if there is any, between the buyer and the seller. He is the one who is well-trained to find “win-win” solutions to both parties. In short, a realtor is the most effective channel to achieve a successful deal.
Completing the process of property transfer is an achievement that simply ushers the deal to finality. All necessary processes and legal requirements are expected to be done by realtors. That is why both buyer and seller in the real estate business should transact business with an experienced realtor in-between. Otherwise, it is farfetched to expect outright success.
Remember that there are mounting complications in real estate business. If you are a buyer or a seller, you may regret in the end, should you decide to do the requirements all by yourself. It would be a riskier job to handle. Without the assistance and counsel of a realtor, don’t expect a smooth and fast transaction. Imagine dealing with a lot of requirements before you can even get an interested buyer and finding out how to finally close a deal—properly and legally.
For instance, if you are a buyer, until and unless you made the full payment, you cannot claim as the owner of the property yet. Make sure that before you tender the full payment of the property to the owner, the title is already transferred in your name. Surely, if you have commissioned a realtor to do all the coordination, you don’t have to worry all this.
Your realtor can do the investigation and house inspection for you in coordination with a registered appraiser. Agents will also help you make a list on what to prepare before disposing your property to the buyer.
Making a check list on things that should be done (before the final deal is closed) is critical to real estate business success. Of course, you cannot afford to spend more for the processes and document. It will ultimately drain your money and energy. The emphasis here is to get a professional coordinator in servicing all your needs. In the real estate industry, the realtor is the only reliable coordinator.
Make sure, though, that you do not leave everything to your realtors. Read and review all the documents before signing. Always consult your realtor in every decision and every move pertaining to the sale or purchase of a property. Establish transparency and honesty with him or her.
Usually, actual closing will take after one or two days from signing of the contract. The key to the house will be officially handover after full payment is made. Likewise, payment must be done only after the transfer of title to buyer’s name is completed.
