Buying a property, particularly a house, is no less one of the most important decisions you make in life. More so, if the money you spent for it is sourced from life-long savings and hard work. Thus, the important and serious aspects in buying a property should be well considered and carefully thought of, before you decide to sign a check and finally give it away to the seller.
Meticulous examination of the availability of a Home Owner Warranty or HOW should be clear to you beforehand and intensively explained by your real estate agent. This important detail protects you of future problems, like home repairs, plumbing, electrical wiring, and other glitches in the structure.
The Home Owner Warranty aspect of buying a property is as important as other pre-requisites in purchasing a house. Without taking this into serious consideration together with your agent, you may encounter problems ahead. While this is a serious matter, make sure you demand a thorough explanation from your trusted broker. At the same time ask your agent to get a complete copy of the Home Owner’s Warranty contract before signing or closing a deal with the seller.
Others may consider this as a very small detail, but there have been many instances in the real estate industry that new home owners had problems with their newly bought houses because of the lack of legal warranty agreement.
The builder of the house should be listed in the Home Owner’s Warranty certificate or contract, together with the identity and contact numbers of the service providers and installation companies in different support services needed in a household.
As simple as having problem with the air conditioner, for instance, many things can be easily referred to a HOW certificate. In this way, you will be free from troubles about how to contact repairmen or suitable workers to fix any problem in the newly bought home.
Although requiring a HOW certificate is universally common across the global real estate industry, some buyers though have tendencies to forget this seemingly minute detail in the purchase process. Therefore, it is important to include this in your check list of important pre-requisite before buying a house.

There are numerous items that can be covered by a warranty contract upon buying a house. These may include central heating system, central air-conditioning, ceiling fans, water softeners, water heaters, trash compactors, swimming pools, sump pumps, stoves and ranges, spas and jetted tubs, septic tanks, roofs, refrigerators and freezers, plumping system, microwave ovens, garbage disposals, garage door openers, electrical systems, ductwork and dishwashers as well.
