Tip for Furnishing Your Newly Renovated Building
This is a common occurrence after many years of owning the same furniture or if you have a family (kids especially) who are really rough on the furniture, then looking for some new items is the best idea. You might also need to buy new furniture and appliances if you are completely renovating or redecorating your home. You may not think that this falls under the subject of real estate, but it actually fits right in here nicely as furniture and appliances are part of your home and a rental unit.
If you are renovating a multi-unit building and planning on the units being furnished units then you need to include some furniture and appliance shopping in your list of things to do for your renovation project. These items are very important to being able to give your potential tenants as comfortable as possible so that they will want to live in your building. Now getting comfortable furnishings does not have to break the bank or your budget. But, at the same time the pieces of furniture you choose need not be cheap pieces of junk either. If you buy furniture that is made from cheap particle board it will wear out much soon that you planned and could possibly cost you more money in the long run; especially if a tenant is injured due to a piece of furniture coming apart in a bad way. Occurrences like that can also lead to lawsuits if the injury/injuries is/are bad enough. Your best choice in this case would be to purchase good quality, well made furniture from a well known manufacturer.
The next items that go under this category are kitchen appliances and fixtures. As an owner you need to purchase good major kitchen appliances, plumbing and light fixtures. You really don’t want to get inferior washing machines, clothes dryers, stoves, refrigerators, plumbing or light fixtures. All this really does is creates problems for both you, as the owner, and your tenants when the appliances fail, fall apart or go bad in any way. Now it may not seem like anything major if something goes wrong with a door or drawer handle, cabinet handles or knobs or the light fixtures; but it actually is a big deal.
If a light fixture fails, a door handle falls apart or the cabinet handles fall apart it is a problem. Granted a door knob or drawer handle falling off is not earth-shattering and is easily fixed, it is still a problem nonetheless. A light or plumbing fixture failing is a totally different story however; as either will lead to bigger problems, like water damage or electrical problems.
The problems that were just discussed are only a few possibilities that if you decide to buy inferior products to furnish that newly renovated building. Just as you need to use good building materials to ensure the safety of your tenants, you also need to buy good quality furnishings too.
