Renting Or Leasing Process
The process of renting any property can be very confusing if you have no idea what is involved. There are several key steps involved. The very first step is to choose a real estate agent to help you through the entire process and see to it that your interests are protected every step of the way. There is almost nothing that these agents have not experienced or seen happening.
Finding a reliable and reputable Real Estate Agent is the very first step in this process. Your best choice is to do your homework very carefully; ask for recommendations from people you know who have worked with the agent that you are thinking about working with. Given the fact that a Lease (rental) Agreement is a legally binding document it is also advisable to have an attorney working with you every step of the way as well.
The next step is to start Looking through the available rental properties for something that you want to look at. This may only take a short time if you already know where you want to look and in what price range. If you have no idea or only a slight idea of what you are looking for, searching for your next home or place to spend some quality time will take a little longer. If you have a family with children, you will want to make sure that you choose the safest neighborhoods that you possibly can. Once you have found something that you want to look at, the next step is to take a look at (preview) those you have chosen.
Setting up appointments to look at each rental that you chose is the next step. This is your Realtors job, as he or she knows how to set this up to make the most of your time and take up as little of the current tenant’s or owner’s time as possible. If it is possible the agent will set it up so that you can see all of your chosen properties on the same day. When you do arrive at each property, you need to be very thorough in looking at everything. If you find anything that needs repairing, make note of it and tell your agent so that the owner can be alerted.
Once you have settled on a rental that you want the next steps involve settling on the rent that you will be paying and drawing up the Lease Agreement. This is where all the legal paperwork finally comes in. Both you and the landlord (owner) need to sit down and agree on the rent that you will be paying, the length of the lease and any other details that need attention. If there were/are any repairs unattended to, this is the time to let the landlord know so that they can be taken care of before you move in. This protects you from any false claims of damaging the property. The very last step is for all involved to sign the Lease Agreement.
