Make Us An Offer
When you come across a piece of property that you want to purchase, why not make us an offer on the property that you wish to purchase? It isn’t unheard of to do so and is not that uncommon. By making an offer on property, you will disclose a complete legal description of the property in question, the amount of earnest money, down payment and financing details for the property, a proposed move in date. You will also furnish us with the price that you are offering, the proposed closing date, the length of time that the deal is valid and details of the deal for the property in question.
These details will help us to consider the offer on the property in question. These are just some of the questions that will be asked in order to consider any offer on any property. We will consult with the seller and then get back to you with the sellers answer. There are other things that you may need to know in order to submit an offer to us. This means that you need to get with a real estate agent who is familiar with the surrounding properties. This will help you submit an offer on any property that we currently have on list. Once you have decided which agent you will be working with, you need to give him or her all of the information that they need to order to present your offer to the owner through their realtor.
Once a qualified offer is made to the owner of a listed property, the owner then needs to sit down with their real estate agent and their attorney to discuss the terms and information that is included in that offer. This usually takes place within 3 to 5 business days; but can be decided upon the very same day that your offer is presented. If the offer is too low or something in the terms given does not meet with the seller’s needs or expectations, they will then come back with a counter-offer. Your own Realtor will tell you that the seller had turned down you initial offer and has made a counter-offer and will want to set up a meeting with you to discuss the counter-offer and present it to you. You also need to discuss this counter offer with your attorney and anyone else involved. Will you accept the counter-offer or will you make another counter-offer?
There are many things that go into making another counter-offer. One factor to think about is can you really afford to come up any on the amount of money that you are offering? Is your financing flexible enough to accommodate the changes in the amount of down payment and the amount that would actually need to be financed? One of the most important questions to answer here is: are you really able to meet the seller’s needs without putting yourself into a financial bind? You really need to know the answer to this question before you make a counter-offer. This is how both your attorney and realtor will advise you.
