Singapore Residential Property Market
Recent research has stated that Singapore is one of the best business countries worldwide. Basically, this has been brought about by its massive trade links internationally and the stable economy. These two factors have led to an increase in investors who have continually lifted various types of markets found in Singapore.
The most common and the one that is thriving best is the Singapore residential property market. This market has become as hot as it is due to the introduction of the strata-titled properties. This was in 2005. This gave room for the foreigners to also take part in the buying and selling of properties in Singapore. Ever since then, the Singapore residential property market has been trending upwards up to the huge market it is today.
Generally, buying any kind of property in the Singapore residential property market has become really easy. The removal of the old rules whereby one was only allowed to buy buildings of six stories only eased the process the buying. During those days, it was compulsory that one had to consult with the local authorities before buying any properties and this made many invest in other ways, letting the Singapore residential property market to decline in value but everything changed in 2005.
There are two methods of acquiring property from the Singapore residential property market, namely via leasehold and freehold. Leasehold is whereby the state gives temporary ownership of a property to an individual, mostly for either 99 or 999 years. After this period is over, the individual returns the property together with any profit that the property has gained while in the possession of the individual to the state. On the other hand, freehold is the same to leasehold though in this case the ownership is granted indefinitely.
Whichever method you decide to use, there are still conditions to be fulfilled before owning any land-titled property but this applies only to the foreigners. The natives are free to buy whatever they want to without being questioned by anyone. The authorities tend to exercise leniency when dealing with local people. Land plots, bungalows and house are the main land-titled projects.
Statics have shown that the Singapore residential property market has been steadily growing, and still is. In 2006, the number of private properties rose by a record breaking 11%. In terms of price, they started increasing as early as 2004. In this particular year, the prices rose by approximately 16% showing that the market was indeed gaining value. The good thing with this market is that people are still buying despite the increase in price. As a matter of fact, the number of people buying property has increased.
Due to this improvement in the Singapore residential property market, Singapore has become a force to reckon with in terms of the world economy. The companies have upgraded extensively and the number of people coming to invest in Singapore has increased tremendously. This has given Singapore a stable economy of which they can pride in.
