Renting Property In Singapore
Singapore has one of the largest real estate markets in the world. This market involves many kinds of operations; buying, selling, leasing and even renting of various kinds of properties. Basically, renting property in Singapore is one of the most thriving businesses in the market. In fact most of the real estate dealers opt to rent their property rather than sell them since the profit is maximized and is assured over a long period of time.
Renting property in Singapore can be done in various ways, even leasing is a form of renting. The most common form found among foreigners is the urgency renting. This is whereby; the property is rented under urgent and unexpected conditions. In this case, the urgency is that the foreigner has just arrived and does not have anywhere to stay.
Looking for a renting property in Singapore is not hard at all but it takes a one who is willing to follow some simple steps to land the best renting deals. For starters, it is wise to look for a Singapore real estate realtor, also known as property agents. Don’t hire any agent, look for one that is honest, one who will make sure you get exactly what you are looking for and one who has experience with the Singapore property market.
Agents know all the tricks involved in renting property in Singapore and can really ease the process for you. At that note, make sure you deal with one agent throughout the whole process. If you use several of them, you will mix yourself up since each is using his or her own method. In the end, you might find yourself with a disastrous rental agreement. As you know; too many cooks spoil the broth.
Before looking for the property agent, make sure you have decide on the main factors considered when renting property in Singapore. These are location, price and size. Inform the agent on what you decided, and he or she will immediately commence the search. On finding the property, the agent will create Tenancy Agreement letters and give the Letter of Intent to the landlord. If you meet the requirements, then you will be in a position to move in. Foreigners have to produce an employment pass, a passport and a rent deposit of at least the first month.
The agent completes after he consents to the lease agreement and has ensured that the agreement is fair. This is in terms of payment of the rent, living terms and conditions and the terms of your eviction. A fair lease agreement should allow the tenant to pay the rent in whatever way fits him best; whether it’s via cash or using the bank.
Living conditions should not tamper with the comfort ability of the tenants stay. The agreement should also specify the grace period given to the tenant incase of any misfortune and mostly losing one’s job. Normally, the grace period should be at least a month. Read through it carefully and make sure that nothing has violated your rights.
