The ever growing friendly Singapore real estate market has caught the attention of many developers and mortgaging companies. However, the real estate developer needs to have a very discerning judgment and an intellect which is very open and quick. Otherwise the developer will regret ever thinking of investing in Singapore. The Singaporean government has done every thing it needs to do for the investor including revision of harsh policies and putting measures that will see to it that the investor is not left in the hand of abusive and inept agencies and agents.
A real estate agent should be to the real estate developer an indispensable partner and advisor in the whole journey of investing. The problem is not how to find real estate agents who have a variety of property from which you can choose and agents who can help you go through with the deal. These agents are in plenty, if not in excess.
The real deal is finding an agent who is above the norm, one whose professional class is one of a kind. An agent who is courteous when advertising (unlike those who forcefully flash adverts to your face) and an agent who will be committed to you from point A of the transaction to point Z.
Some agents are committed to the real estate developer only when the deal is at a stage that is beneficial to them financially. However, they vanish when the deal goes past that stage only to reappear just before the balance of their payment is about to be made. The real estate developer should be therefore careful to get a real estate agent who does more for the client than he is paid for. One with whom the client can relate with at a different level altogether.
The first thing every real estate developer should look out for in an agent is the Common Examination for Housing Agents (CEHA) certification. This is a certification set by the government of Singapore through the Housing and Development Board (HDB) and the board that is responsible for certifying and registering agencies. Agents get this qualification, which is beside their other required academic qualifications, by sitting for an exam set by the two boards mentioned above. Also, no agent whose academic and professional qualifications are below par is allowed to sit for that exam. Part of the certification involves coaching and examining a high standard of conduct and ethics. Therefore, a real estate developer can be sure that a CEHA certified agent is competent enough.
Another quality a real estate developer should look for in an agent is his transparency in finances. Since it is hard to know whether he has this quality without having something else to refer to, check his accounting system. If the bank account he uses for transactions is the same account he uses for his personal business, then do not engage him in your deal. A good agent should have a separate account for clients’ deals.
