Getting into a New Home Warranty program, which is now an emerging activity that property owners are demanding from their sellers, will surely give you advantage. Because this program is quite new in a number of localities, it is advisable that you (as buyer) will request details from your seller, with the help of your real estate agent.
In most cases, he builder or developer of the property will provide the buyer or new homeowner a warranty contract upon signing the deal. This new home warranty program helps you in resolving possible disputes between the house builder or the seller and the new home owner.
Coverage of new home warranty programs may be designed to serve the interest of the new occupant of a house, for example. The warranty usually begins on the day of possession and expires on the first or second anniversary of the purchase date. Usually, well within or during the first 30 days after possession, any defect or deficiency found during this pre-possession period should be relayed to the home builder. Beyond the 30-day allowance, this kind of warranty will not be honored anymore.
